I’m writing this from Suite 2302, a Tribeca Suite at Four Seasons Hotel New York Downtown, with a private terrace and sweeping views of Lower Manhattan.
I’ve booked clients here for years, and after so much praise from friends within Four Seasons and from those clients, I wanted to see it for myself. Having lived at Four Seasons Hotel Hong Kong for almost five years, I know the brand well, and I can see why this property has such a loyal following.
Contemporary, polished, and discreet, the hotel has long attracted business travelers, athletes, and entertainers, but it’s increasingly popular with families, too.

What I Love
- Privacy. The layout keeps guests out of each other’s way, so the hotel feels calm and discreet even when it is full.
- Space. Rooms are big for New York, and many suites have been refreshed with a mid-century modern feel and small, thoughtful details.
- Private terraces. Only three suites have one. Mine looked out on the Oculus and One World Trade Center, and the view is beautiful at golden hour.
- Sleep. On the 23rd floor, I heard almost no street noise, and the blackout shades leave the bedroom completely dark.
- The gym. High-tech machines are easy to use without a trainer (though you can book one).
Good to Know
- Location. The World Trade Center is a block away, and Tribeca, the Seaport, and SoHo are a short walk or car ride. Midtown is a car or subway ride away.
- Popular with NYU families. People within Four Seasons confirmed this, and we were here just before my daughter’s NYU move-in.
- No rollaway beds. A family of four needs a suite with a sofa bed, a two-bedroom suite, or connecting rooms.
- Dining is focused. CUT is the one restaurant, in-room dining is available 24 hours, and the neighborhood fills in the rest.
First Impressions: An Understated Entrance and a Striking Lobby
Four Seasons Hotel New York Downtown opened in 2016 and occupies the first 24 floors of an 82-story limestone tower designed by Robert A.M. Stern. It sits next to the historic Woolworth Building, where Tribeca meets the Financial District.
The hotel has 185 rooms and suites, with private residences occupying the floors above. Travel + Leisure readers named it one of the best hotels in New York City in the 2026 World’s Best Awards.
The entrance on Barclay Street, just a block from the World Trade Center, is so understated that I walked right past it before realizing where it was. My friend did the same.
Inside, the sleek lobby reminds me of some of the Four Seasons hotels I’ve stayed at in Asia, with marble, dark wood, steel artwork, and orchids and floral arrangements adding color. The overall look is restrained, and that same aesthetic carries throughout the hotel. It’s luxurious without calling attention to itself, which feels very Downtown New York.

My Tribeca Suite at Four Seasons New York Downtown
I was escorted to my suite and given a walkthrough of the room, from how the lighting worked to some of the more unusual design features. I appreciated this because Four Seasons has thoughtfully redesigned many of the accommodations here, and there are details you might easily overlook.
For example, I never would have known to open the cube in the living room that looks like something out of a James Bond film. Inside is a fully stocked bar where you could mix a martini or a tequila cocktail. It’s the kind of piece I’d love to have in my own home.

The whole suite has a mid-century modern feel, and so do many of the hotel’s refreshed suites. The hotel is young, yet it has already updated these rooms with a little more color, added tastefully, and I love the result.
The Tribeca Suite is on the 23rd floor and includes a living and dining area, a king bedroom, a kitchenette, and a private terrace.

Small, Practical Touches
Beyond the color, the details are small and practical, starting with a magnetic iPhone charger next to the bed and a catchall for jewelry and watches.
Instead of a full-size ironing board, the closet holds a small one that is easy to pull out and use, along with a steamer. The floor-to-ceiling mirror looks like a flat panel until you notice it unfolds into a trifold, so you can see yourself from several angles.
The living room has games on the table, including checkers, plus a vintage record player, an Eames-style chair, and a proper dining table.

The suite has a full marble bathroom with a deep soaking tub and a separate shower, plus a guest bathroom with a shower to the right as you walk in. The main bathroom is well stocked, with a Dyson hair dryer, makeup towelettes, and a toothbrush in case you forgot to pack one.

The kitchenette has a microwave, a sink, a mini fridge that doubles as the minibar, and coffee and tea. We could fit our own things in the fridge alongside the minibar items. Cabinets are just as well stocked, with mugs, coffee cups, champagne glasses, wine glasses, and plates.
The Bedroom and the Terrace
The bedroom has a table, which I quite liked. You do not think you need a table in a bedroom until you have one and realize you use it all the time. The drapes are motorized, and the blackout shades are truly blackout.

My one rookie mistake was leaving the bathroom door open at night, because the bathroom has no blackout shade. We still slept very well because, on the 23rd floor, we heard almost none of the sirens and street noise you hear everywhere else in the city.
My usual orthopedic pillow and soft mattress topper requests, which have been on my profile for decades, were already in place.
Closet space is generous. Drawer space is modest for a suite this size, though there are plenty of luggage racks. We were moving my daughter into her dorm at NYU shortly after this stay and had arrived with a lot of luggage. Housekeeping noticed and brought extra luggage racks without being asked.
The main feature of this suite, and of the two other terrace suites in the hotel, is the small private terrace with a little seating. Standing on it, I could see part of the Oculus and One World Trade Center, and at golden hour the view is beautiful.

A Drink Before Dinner, and Nasi Goreng After
A welcome amenity was waiting when we arrived: NYU macarons, rosé, fruit, and water. Because I had all of this space, a college friend I was meeting for dinner came up to the suite first, and we had a glass of rosé in the living room before walking to the Seaport.
My daughter loved the macarons. If you’re traveling for a reason, like a college move-in, tell us, and we’ll share it with the hotel team.

When I came back, my daughter was hungry, so we ordered one of our all-time favorite room service dishes, nasi goreng, the Indonesian fried rice. It was delicious, and I highly recommend it as a late-night snack.
Who Stays Here, and Why It Feels So Private
I didn’t pass a single other guest in the hallways, even on a busy Friday night, and saw only a few in the elevators. The hotel’s layout naturally keeps guests out of each other’s way, which I suspect is part of its appeal to professional athletes and people in the entertainment industry.
It’s also why certain sections of the hotel work so well for multigenerational families or groups of friends. You can book a stretch of rooms together and feel like you have your own private corner of the hotel.
The hotel once catered primarily to Wall Street business travelers, but I had a long conversation with the team about how that has changed. Today, the mix includes many more leisure travelers and families. The hotel has adapted its accommodations to better suit them, and the neighborhood has become a destination in its own right.
Which Room to Book at Four Seasons New York Downtown
The guest rooms here are large for New York. I saw one, and it was nicely appointed, with a furnished bar, a very large white marble bathroom with a soaking tub and a separate shower, double sinks, and the same trifold mirror I had in the suite. I would happily stay in one.
Occupancy decides the room here. The hotel has no rollaway beds, and a crib is the only extra bed, so the king rooms all sleep two, three people need two double beds or a suite with a sofa bed, and four need a suite with a sofa bed, a two-bedroom suite, or connecting rooms. Start with who is sleeping where:
- Two adults: any room or suite.
- Up to two adults and a child: a Manhattan, SoHo Premier, or Hudson Corner Room with two double beds, or the Liberty or Oculus Suite for more space.
- A family of four (up to four adults): the Liberty Suite or the Oculus Suite, each with a king and a sofa bed, or one of the two-bedroom suites.
- A family of five: a one-bedroom suite with a sofa bed plus a connecting king room, a setup I have seen and liked. Ask us for available two-bedroom suites during your dates.
- Outdoor space: the Gotham Terrace Suite, the Tribeca Suite, or the Metropolis Suite, the three suites with a private terrace.
- A kitchen with a stove: the Greenwich and Trinity Two-Bedroom Suites, with kitchenettes that include a two-burner stove.
I toured a variety of rooms and suites during my last stay. I have a good sense of what works for different trips.

Brooklyn Room
400 sq ft · King · Sleeps 2 · Floors 7 to 9

Manhattan Room
425 sq ft · King or two doubles · Sleeps 2, or 3 with two doubles · Floors 8 to 20
Its bathroom has a deep soaking tub and a separate shower, and the closet space is generous. The two-double version allows two adults and a child, or one adult and two children.
SoHo Premier Room
400 to 450 sq ft · King or two doubles · Sleeps 2, or 3 with two doubles · Floors 7 to 24
It has the same bones as the Manhattan Room, with floors up to the 24th and a small living area with bronze accents.
Hudson Corner Room
425 to 490 sq ft · King or two doubles · Sleeps 2, or 3 with two doubles · Floors 7 to 20
The corner rooms have windows on two sides, which makes them the brightest guest rooms in the hotel, and the largest without moving up to a suite.
Suites

Liberty Suite
725 sq ft · King and sofa bed · Sleeps 4 · Floors 7 to 9
This is the smallest suite that sleeps four, with a pull-out sofa in the living room and an oversized marble bathroom. The hotel invites you to ask about its connecting rooms, which is how a family of five fits.
Oculus Suite
900 sq ft · King and sofa bed · Sleeps 4 · Floors 7 to 22, one per floor
This loft-style one-bedroom has two bathrooms and a dining area for four, and it faces the Oculus. It can be configured as a two-bedroom suite, which suits a family that wants doors between them.
Gotham Suite
725 sq ft · King · Sleeps 2 · Floor 24
One of the four residential-style Gotham Collection suites, on the top hotel floor, it mixes vintage pieces with contemporary design and has a deep soaking tub.
Greenwich Suite
850 sq ft · King · Sleeps 2 · Floors 21 and 22
This one-bedroom has a kitchenette, a powder room, and Viola marble surfaces. It allows a crib for a child under three.
Greenwich and Trinity Two-Bedroom Suites
1,275 sq ft · Two kings · Sleeps 4 · Floors 21 and 22
Each has two bedrooms, two full bathrooms, and a powder room, plus a kitchenette with a two-burner stove and, in the Trinity, a kitchen island. Both connect to a king room, making it possible to sleep six.

Suites With a Terrace
Gotham Terrace Suite
725 sq ft · King · Sleeps 2 · Floor 23
This is the smallest terrace suite, with a 40-square-foot balcony overlooking the city. It is the same size as the Gotham Suite, so you are booking it for the balcony.
Tribeca Suite
1,220 sq ft · King · Sleeps 2, more with the connecting king room · Floor 23
This is the suite I stayed in, with a kitchenette, a guest bathroom, a private terrace, and an optional connecting king room for a family. This suite includes round-trip airport transfers, daily breakfast for two, and access to the private bar. The terrace is the reason to book it.
Metropolis Suite
1,220 sq ft · King · Sleeps 2, more with the connecting king room · Floor 23
It is the Tribeca Suite’s loft-style sibling, with a record collection, a kitchenette, a terrace, and an optional connecting king room. The same airport transfers, breakfast, and private bar are included.
The Empire Suite and Accessible Rooms
The Empire Suite occupies half of the 24th floor and includes 2,400 square feet, a dining table for ten, a media room, and a kitchen. The hotel also lists five accessible rooms and suites, including a Liberty Accessible Suite and an Oculus Accessible Suite with sofa beds. Ask us, and we can help you find the right one.
Connecting Rooms for Families
The hotel has no rollaway beds, so families of four or more often request connecting rooms. Guest rooms connect through a shared outer door rather than an interior connecting door.
I like this setup because you can leave both room doors open and close the outer door to the main hallway, creating a private foyer between the rooms with one exterior door instead of having two rooms, each with exterior doors leading directly into a hallway. Our clients find this easier when traveling with kids.
Two-bedroom suites can have internal connecting doors. Send us your dates, and we’ll work with the hotel to find the best connecting room arrangement for your family or group.
Dining at Four Seasons New York Downtown
CUT by Wolfgang Puck
CUT is the hotel’s one restaurant, a modern steakhouse just off the lobby with its own entrance on Church Street, and it serves breakfast, lunch, dinner, and a bar menu in between. I had eaten a huge lunch that day, so all I wanted for dinner was something small.
I sat at the bar with my computer on a Friday night, had a large martini and the steak tartare, and could not have been happier.

I had worried CUT would be a scene, because I wanted to fly under the radar that night, but early in the evening it was surprisingly quiet. It is a comfortable room with red velvet booths and friendly service, where people were having a couple of drinks and a few hotel guests were in for a bite.

The tartare was excellent. So were the cheese rolls that arrived first, about the size of a doughnut hole and good enough that I ate both of them, even though I was avoiding gluten by choice. They need no butter.

In-Room Dining
In-room dining runs 24 hours. In true Four Seasons style, the breakfast was excellent. I ordered what I think is called the New York breakfast, the breakfast set with a bagel and lox. I had just come from Beverly Wilshire, A Four Seasons Hotel, and what I noticed at both hotels is that the Four Seasons breakfast menu has evolved. You now have more choices, like matcha lattes and avocado dishes.

There’s also a children’s menu. If you book through us with Preferred Partner benefits, you can have your daily breakfast for two at CUT or through in-room dining.
The Spa, the Lap Pool, and the Fitness Center
The hotel’s spa has seven treatment rooms, including a couples’ suite, and offers more than 30 treatments, from massages and body rituals to advanced facials. The skincare lineup includes 111SKIN, Augustinus Bader, and Omorovicza. I’ve been seeing 111SKIN at more luxury hotels lately, including The Plaza, and received some of its products at Four Seasons Mallorca at turndown. My skin looks incredible every time I use one of their products.

The facilities go beyond the treatment rooms, with eucalyptus steam rooms, an infrared sauna, and an outdoor relaxation terrace. The spa also offers more specialized treatments, including cryotherapy facials and recovery-focused massages.
The 75-foot indoor lap pool has three lanes, natural light, and plenty of lounging areas.

I’ve become a much more regular hotel gym user, and this is one of my favorite hotel fitness centers anywhere. It’s open 24 hours on the third floor, with large windows overlooking the Oculus and World Trade Center. At just over 2,100 square feet, it’s not enormous, but the equipment variety is excellent.

The recently renovated gym has Technogym cardio and strength equipment, free weights, and interactive weight machines that track your movement as you exercise. I particularly liked those machines because they make strength training feel almost like a game, and I don’t have to think about where to set my weight.
There’s also a separate exercise studio for private training and classes, with personal trainers available on request. Between the gym, pool, and recovery facilities, I can see why serious athletes appreciate staying here.
Traveling With a Pet
Dogs and cats under 25 pounds are welcome. The hotel provides leashes, bowls, and beds, with a pet menu on the in-room dining list. If your dog is a little over the limit, let us know before you book, and we will ask the hotel.
Tribeca, the Seaport, and the Oculus: What Is Nearby
One of my favorite things about New York City is that every visit feels different depending on where I stay. I come here often, and choosing a different neighborhood can make it feel like an entirely different trip.
I know some visitors hesitate to stay this far Downtown, especially if most of what they associate with New York is in Midtown or around Central Park. But Lower Manhattan (I prefer it) has so much to do that you could easily spend an entire vacation exploring this part of the city. You don’t have to set foot in Midtown to have a quintessential New York experience.
The Oculus, Santiago Calatrava’s striking white transit hub, is just a block from the hotel. It’s also home to the Westfield World Trade Center shopping center, so there’s plenty of indoor shopping nearby.

I spent quite a bit of time around the Seaport during my stay, and it’s one of my favorite parts of Lower Manhattan. I had an unbelievably good lunch with a friend from the hotel at The Fulton, Jean-Georges Vongerichten’s seafood restaurant at Pier 17, and loved dinner with a college friend at Industry Kitchen along the East River waterfront. The whole area is fantastic for walking, dining, and enjoying the Brooklyn Bridge views, and it’s an easy walk from the hotel.
The Seaport is also home to the Tin Building and the Balloon Museum. Closer to the hotel is Mercer Labs, an immersive art and technology museum.
I did some shopping around Tribeca in between, and SoHo, the West Village, and Battery Park are all a short walk or cab ride away. With children, the SeaGlass Carousel in Battery Park is an easy outing.
Getting around the city is easy, too. The 2, 3, A, C, E, R, and W trains all stop at one connected station a block or two from the hotel. Fulton Center and the PATH trains to New Jersey are less than ten minutes away on foot.
By car, the hotel is roughly 45 minutes from LaGuardia or Newark and about an hour from JFK, depending on traffic.
If you’re in town for a game or show, the concierge can arrange tickets. Madison Square Garden is approximately 20 minutes away by car, while Barclays Center is about 15 minutes, depending on traffic. The hotel also offers complimentary drop-offs in its house car within a two-mile radius, subject to availability.
Who Four Seasons New York Downtown Is For (and Who It Isn’t)
Stay here if you want a Four Seasons in Lower Manhattan, with the World Trade Center, Tribeca, and SoHo nearby and Midtown a short car or subway ride away. It’s especially appealing if you value privacy, since the hotel’s layout means you rarely cross paths with other guests.
It’s also a great choice for families who need connecting rooms or a suite with a sofa bed, including parents visiting students at NYU. The neighborhood has plenty to keep you busy for an extended stay, whether you’re traveling with family or friends.
If you’re looking for something special, a terrace suite offers the rare luxury of private outdoor space in Manhattan.
Consider another hotel if you prefer multiple restaurants and bars under one roof. CUT is the hotel’s only restaurant, so you’ll be heading into the neighborhood for more variety. And if your ideal New York stay means stepping outside to Central Park or the shops along Fifth Avenue, Four Seasons Hotel New York in Midtown may be a better fit.
I’ll happily stay here again in any room category.
