I’ve booked clients into every room and villa type at Shore House. This review covers which view category to choose, what the villas are actually like, and how to reserve with my VIP privileges.

Shore House at The Del is a collection of 75 residential-style rooms and villas within Hotel del Coronado, part of Hilton’s LXR Hotels & Resorts collection. It has its own entrance, lobby, concierge, oceanfront pool, and restaurant, but guests get full access to everything at the main resort.

Most Shore House at the Del reviews focus on a single stay, but I’ve been booking clients into the property since it opened in 2022. I’m a Crown Club member at The Del and I know which rooms actually deliver on their view category promises. That matters here more than at most hotels because Shore House’s U-shaped building means the difference between Ocean View and Oceanfront is significant, and Resort View can vary quite a bit depending on your unit’s placement.

In this review, I’ll walk you through exactly which room or villa to book, what to expect when you arrive, and how to secure VIP perks you won’t find on the hotel’s website.

Good to Know


  • Exclusive access: Only Shore House guests can use its facilities.
  • Mostly two queen rooms: All rooms have two queen beds except for limited Oceanfront King rooms.
  • View clarification: Residences labeled “Ocean View” typically provide side or partial ocean views—not direct front-facing panoramas. Understand your view before you book.
  • If you’re looking for quiet: Shore House is quieter than the main resort, but Beach Village feels more private.
  • No rollaway beds: But they do have inflatable mattresses suitable for younger kids.
  • No location guarantees: Units are individually owned, and owner stays take priority—specific location requests can’t be guaranteed.
  • Ocean: The beach stays open but the ocean can occasionally close for swimming (details below). We don’t really receive complaints about this.

What Staying in Shore House Actually Feels Like

The first thing that stands out every time I visit Shore House is how different the arrival feels from the main resort. Hotel del Coronado’s lobby is busy with resort guests, day visitors, wedding guests, and meeting attendees. Shore House sidesteps all of that.

While you enter the main resort drive, you turn into a separate arrival area and check in at a more intimate lobby with a coastal living room feel. From that point forward, you’re in your own much quieter enclave. For families arriving after a long travel day or couples looking to immediately shift into vacation mode, this matters. I’ve never seen a line at the front desk that’s more than one or two people.

It is a luxury boutique hotel within the larger resort, so the villas feel like high-end beach townhouses, each with a full kitchen, living room, and a washer/dryer. I regularly steer clients away from vacation rentals toward Shore House, because you get space and privacy, plus daily housekeeping and resort amenities. You’re being taken care of instead of doing everything yourself.

I’ve booked clients into every single room and villa type here, so I have strong opinions on which view categories are actually worth the upgrade. I go into the full room and villa breakdown to help you decide where to stay.

How the Building Layout Affects Your View (and Your Price)

Understanding the available views at Shore House is important so you know what to expect when you arrive at your room or villa. Take a look at the resort map, and you’ll see that the building is U-shaped.

  • Inside the “U” is the pool area, with some view of the beach and ocean possible.
  • Exterior sides of the “U” face streets or surrounding areas, providing partial views of the ocean, bay, or resort, or no views.
  • The tips of the “U” are where the Oceanfront rooms and villas are. These, of course, directly face the ocean.

View Categories Explained (Applies to All Accommodation Types)

  • Oceanfront / Panoramic Ocean View: This is the only category that reliably delivers a full, direct Pacific Ocean view.
  • Ocean View: Angled, partial ocean views facing inward over the pool area. They are significantly less expensive than oceanfront, and my clients like these.
  • Partial Ocean View: Side views from the exterior of the “U” facing street out to the ocean. Can have external noise. Ground-floor rooms that overlook the pool area (no direct pool access) and have obstructed ocean views. If there is no significant price difference between this and the ocean view, I suggest the ocean view.
  • Bay View: These rooms face south and east, offering views of Glorietta Bay, the iconic Coronado Bridge, and the downtown San Diego skyline. This is a beautiful and dynamic view, especially at night, but it is not a view of the ocean. You can have some Orange Avenue street noise, but I haven’t had complaints recently about it.
  • Resort View: This is a diverse view category that can be great if you see iconic The Victorian (I recommend requesting this during the holiday season), but it can overlook the front drive and less scenic areas of the resort, which can lead to complaints.
  • No View: This is the base category. These rooms may face internal areas like the walls of The Views building or service areas. They offer obstructed views with no guarantee of specific scenery.

How to Choose The Right Room or Villa

Since a Shore House at The Del stay is meant to feel like time spent in a California beach house (with housekeeping!), the aesthetic is natural coastal elegance, with muted blue and sand tones, curated art, and wood floors.  

Rooms here, depending on promotions, can sometimes be a better value than rooms on the main resort. If this happens during your dates and you’re traveling with a family, I recommend choosing Shore House.

What Every Villa Includes (That Rooms Don’t)

The one, two, and three-bedroom villas elevate the experience to a true residential-style retreat. They are designed for families, groups, and longer stays, with amenities that create a comfortable beach home.

Every villa comes with a full gourmet kitchen (Wolf, Sub-Zero, Bosch appliances), a washer/dryer, a living room with a limestone fireplace, a dining area, and a queen sofa sleeper. Bedrooms are fully separate, with ensuite bathrooms, walk-in showers, and a deep soaking tubs in the primary bathroom. Most villas open to a furnished terrace, and many of those have an outdoor travertine fireplace.

Rooms (Single-Room, No Kitchen)

  • Best For: Couples or small families who plan to dine outside of the room.
  • Sleeps: Up to 4 guests.
  • Bedding: 2 Queen Beds (limited Oceanfront King rooms available).
  • Key Features: These are luxurious hotel-style rooms (~388 sq ft). All have balconies, but the Resort View category has a smaller Juliet (standing) balcony to maximize interior space, while all other views have a full, furnished veranda.

One important note is that rooms have really nice walk-in showers and no bathtubs. If you need a tub, book a villa.

One-Bedroom Villas

  • Best For: Families or couples on longer stays who will use the kitchen.
  • Sleeps: Up to 4 guests.  
  • Bedding: 1 King Bed and 1 Queen Sofa Sleeper.  
  • Key Features: These villas add a full gourmet kitchen, a washer/dryer, and a living room with a fireplace. The Resort View model is the largest inside (~831 sq ft) and adds a kitchen island and powder room, but has Juliet balconies instead of a full veranda. The Oceanfront, Ocean View, and Bay View models (~769 sq ft) are slightly smaller inside but feature large verandas, often with an outdoor fireplace, for true indoor-outdoor living.

These are really well-stocked kitchens. Even if I’m not using the kitchen, I open all the drawers and cabinets to get a full picture of what you can do in them. I saw varying utensils, pans, champagne and wine glasses, baking pans and more.

Two-Bedroom Villas

  • Best For: Larger families or groups needing two separate bedrooms and bathrooms.
  • Sleeps: Up to 7 guests.  
  • Bedding: 1 King Bed, 2 Queen Beds, and 1 Queen Sofa Sleeper.  
  • Key Features: These villas offer an expansive great room and two full bedrooms with ensuite baths. The Resort View is again the largest indoors (~1391 sq ft) with Juliet balconies. Other views, like the   Oceanfront (~1297 sq ft), feature a large main veranda plus a second, private veranda off the second bedroom.
  • Loft Option: For added privacy, Loft Villas (~1219 sq ft) place the second bedroom (with 2 Queen Beds) on an upper level.

Three-Bedroom Villas

  • Loft Villas (Two Levels): Sleeps up to 11.
  • Bedding: 1 King Bed, 4 Queen Beds, 1 Queen Sofa Sleeper.
  • Best For: Multi-generational families or large groups seeking maximum space and privacy.
  • Key Features: These are the most spacious accommodations, combining expansive gourmet kitchens with multiple bedrooms and luxurious baths. Most three-bedroom options are two-level Loft Villas, which provide excellent separation of space. The premier single-level Oceanfront villa offers a massive wraparound veranda with unobstructed ocean views.

Accessible Accommodations at Shore House

Accessible features include hearing-accessible rooms with visual alarms, mobility-accessible rooms with roll-in showers, or tubs with grab bars. Available categories:

  • One-Bedroom Villas: Oceanfront, Ocean View, Resort View, Bay View, Villa (hearing and/or mobility accessible)
  • Two-Bedroom Villas: Ocean View Loft (hearing accessible or roll-in shower)

Booking Tips You Won’t Find on the Hotel’s Website


  • The multi-bedroom units are put together like puzzle pieces. So if you request autogenerated Hilton confirmations or look in the app, you might see a one bedroom villa and a room instead of a two bedroom villa.
  • The resort has three stories. Many lofts are on the third floor, with a second upstairs bedroom set above that level, making it feel more private and giving it a better view.
  • Do not ever wait to book Shore House. With only 75 accommodations, and multiple room and villa types, the one you want can sell out quickly. It happens all the time!

Yes, we are in Southern California, but when I stay at the resort, I actually use the fireplaces. Villas have one in the living room, and although it’s not listed on the website, the patios have them as well. However, the salt air is harsh on the outdoor versions, so they do not always work. Consider them a nice-to-have if they do!

Dining at Shore House at The Del 

Shore House Bistro is exclusive to guests of Shore House at The Del. There are eight other restaurants on the Hotel del Coronado resort property available to Shore House, Beach Village at The Del, and main resort guests. They include:

Shore House Bistro

This is a lovely place for a meal.

Tucked into the Shore House enclave, this ocean-view bistro is reserved solely for Shore House guests and delivers a polished yet relaxed dining experience. Mornings begin with a breakfast buffet, while the all-day menu features elevated takes on casual favorites from shared plates to seasonal salads and seafood.

Vegetarian, vegan, and gluten-free options are thoughtfully included across both adult and children’s menus. You can dine indoors, on the adjacent courtyard patio, or even poolside. A full bar rounds out the experience with wines by the glass, craft cocktails, and local brews.

Hilton for Luxury/Virtuoso guests enjoy a free daily breakfast for two per bedroom at Shore House Bistro! Also, during off-peak season, the buffet sometimes shifts to an à la carte menu.

Room Service Is Back!

The hotel recently launched a modern and eco-friendly alternative to traditional in-room dining for Shore House and Beach Village guests called Del Dash. Order online to have a limited breakfast and dinner menu delivered to you.

In the lobby, I also appreciate there’s a little self-service, self-pay grab-and-go for sodas and snacks.

Shore House Privileges at a Glance

Booking Shore House means you’re not just reserving a room… you’re stepping into a more elevated, residential-style stay with its own perks and personality.

While you still get full access to the larger Hotel del Coronado, Shore House is a boutique resort tucked inside a legendary property.

Private Arrival and Dedicated Concierge
You’ll skip the main resort lobby and go to a separate entrance and check-in area exclusive to Shore House guests. A VIP concierge is available to arrange everything from spa services and restaurant reservations to beach bonfires and grocery stocking.

Oceanfront Pool & Social Scene
At the heart of the Shore House experience is the guest-only oceanfront pool. Designed for social relaxation, the zero-edge pool is surrounded by daybeds, loungers, a bubbling spa tub, and private cabanas with TVs and mini fridges. Food and drinks are served poolside from the adjacent Shore House Bistro.

Blue Hour Ritual (Seasonal)
Each evening, Shore House guests are invited to gather around the fire pits as the sun sets for the daily Blue Hour, complete with curated cocktails and light bites. It’s an inviting way to ease from day to night and connect with other travelers.

Complimentary Daily Beach Chairs
Shore House and Beach Village guests both receive two sand chairs and an umbrella to use daily at Del Beach. (Main resort guests have to pay for them.) The Del Beach attendant keeps a list of names and room numbers, so walk up to the little hut, give them your info, and they’ll set the chairs and umbrella up for you.

More Popular Hotel del Coronado Amenities You Can Use

Shore House feels private, but you still have the full run of The Del. Here’s some of what that includes.

Spa & Salon at The Del
Book any service and you’ll have access to the spa’s relaxation areas, ocean‑view terrace, and the small, quiet spa pool for the day. Treatments range from massages and facials to body therapies and salon services. Prime times sell out so reserve early.

Fitness & classes
The 24‑hour fitness center has cardio and strength equipment. Signature outdoor classes include Beach Spin (on a deck facing the ocean) and Beach Yoga (on the sand). Seasonal offerings, such as paddleboard yoga, pop up. Advance booking required.

Del Beach
Beyond the two chairs and an umbrella included in your Shore House stay, you can rent daybeds and cabanas with food and beverage service.

Coronado Beach Tips & Alerts


  • San Diego County recently implemented a more sensitive ocean water testing system. This system triggers ocean closures for swimming when bacteria levels are considered high.
  • The ocean beaches most impacted are from Coronado to the Mexico border.
  • Closures are most likely to occur after rainfall, but there are occasions when they trigger without rain.
  • We haven’t had complaints yet from guests staying at Hotel del Coronado during ocean closures because the beach itself is still open, and there’s still so much to do!
  • Multiple Coronado beach areas are tested. The station in front of the Hotel del Coronado is Coronado Lifeguard Tower. If that is green/open, you can swim in front of the hotel.
  • You can check the latest status at sdbeachinfo.com (updated once per day.

Surfing lessons and rentals
Lessons are available through Jamie O’Brien Surf Experience. The setup is in front of The Views building, so you can also walk up and rent a board. A lot of people do this because the waves here usually break gently and most people are swimming further down.

Main‑resort pools & cabanas
You can use all pools across the resort and reserve cabanas there, too—handy if your crew wants a different scene from the Shore House pool.

History & shopping
Admission to the Ice House Museum is complimentary for Shore House guests; guided and self‑guided history tours run most days. The Shops at The Del carry resort apparel, gifts, and home accents.

Signature experiences
Highlights include Roast beach bonfires (two evening seatings), Movies on the Beach (select dates), and robust holiday programming from mid‑November through New Year’s (ice rink, light shows, rink‑side lounges, teas, Santa photos, and more).

Katie’s tip: Most of the above carry fees and book up fast during peak periods. Ask your Shore House concierge to book in advance for you or DIY through the resort’s activity page.

Is the Optional Ocean Club Upgrade Worth It

Shore House guests do not receive automatic access to The Ocean Club. This is a separate, concierge-level experience that can be added to your reservation for a daily per-person fee. Located in the historic Windsor Cottage, it offers a more intimate, service-forward setting for a limited number of guests.

Amenities typically include a breakfast presentation, afternoon snacks with beer and wine, and all-day lounge access. Lunch, dinner, and cocktails are paid for à la carte. A standout seasonal benefit is “member-for-a-day” access to the private Beach Club, a reserved area on the sand with enhanced service, separate from the main Del Beach.

Some guests enjoy the elevated experience and added convenience, especially if they plan to spend most of their stay on property. But for many Shore House travelers, the exclusive amenities already included—especially the daily breakfast for two per bedroom included with Hilton for Luxury/Virtuoso bookings we make—provide more than enough luxury without the need to upgrade.

Katie’s Ocean Club Experience & Thoughts


  • It is a nice upgrade if you don’t mind the additional $100-200/adult or $50-100/child ages 5-12 per night. The price is very rarely on the lower end of the range.
  • Inclusions change all the time. They are more robust during peak season. You’ll need to call the resort to verify what’s on tap before you check-in.
  • This upgrade is more valuable for main resort guests who lack quieter spaces, especially during busy periods. You can’t feel obligated to use the club all day just because you paid for it. I don’t want you do miss the resort’s other restaurants and the excellent ones in Coronado.
  • During my last Beach Village stay over the holidays, I had Ocean Club access. The space is beautiful with fire pits and a spectacular ocean view bar. The breakfast buffet was a bit small but very good. The club offers all-day coffee and soda, plus hors d’oeuvres at lunch and pre-dinner, though these are light snacks that don’t replace actual meals. Lunch, dinner, adult beverages from the menu cost extra for any guest. I found it convenient for grabbing drinks throughout the day, though Shore House villas already have filtered water on tap.

Insider Tips for a Seamless Stay at Shore House

Having helped many clients book Shore House, I’ve learned that thoughtful planning makes all the difference. Most of the issues you may see mentioned in online forums, whether it’s about navigating the property, understanding service expectations, or confirming room details, are easily avoidable with the right insights ahead of time.

My travelers generally don’t experience these hiccups because we prep accordingly. But since people often come across inconsistent reviews, I’m sharing these tips to ensure your stay feels seamless and well-supported from the start.

Getting Around: What to Expect on Arrival
The Hotel del Coronado is a large, historic property, and Shore House is located at the far southern end. Some guests are surprised to learn that the self-parking garage is about a 7–10 minute walk from the Shore House entrance.

Katie’s Parking Tips


  • You’ll enter the main resort drive and be directed to the Shore House entrance. Drop your bags and other family members there and then go park your car. The underground self-parking is on the other side of The Victorian near Beach Village.
  • Self-parking is $59/night (this is what I do) and valet parking is $79/night. Consider paying the extra $20 plus tax and tip if the walking distance bothers you. I know it’s pricey, but it’s a small upgrade given what you’re already spending to stay here.
  • Shore House has its own valet team. Always call ahead to have them pull up your car because they also have to run to get it and sometimes navigate other guest vehicles loading and unloading.

Personalized Service, But Here’s What to Expect
Shore House is known for delivering a higher level of service than the main resort. However, because the property is part of a larger resort, occasional crossover with the busier main hotel can impact what you’re asking for.

Katie’s Service Tips


  • For pre-arrival planning you can call the excellent Shore House front desk (who is also the concierge team) and they pick up the phone quickly. This is usually faster than email.
  • Book what you can online.
  • The Shore House team is friendly and eager to help, with a service style that’s polished but laid-back. You won’t be hovered over or anticipated at every turn but when you need something, they’ll make it happen (or you can let me know and I can help).
  • On my end, I can call or text my friends/colleagues there to get things done for clients instantaneously, which I greatly appreciate.

Double-Check Amenities That Matter to You Before Check-In
As with any resort evolving quickly, some listed amenities may be seasonal, weather-dependent, or temporarily offline. This definitely includes Ocean Club and restaurant menus.

Katie’s Amenities Tips


  • When you book through us, we send you a password protected page with all of our insider tips on what’s available and what’s not and how to navigate certain things.
  • For instance, I just called Shore House to verify that two beach chairs are still included. This isn’t on their website (I’ve asked them to include it) so you either have to know or call to verify.
  • Don’t let the sudden unavailability of an event or amenity impact your stay because there’s so much to do.

Addressing Sound Sensitivity
Shore House offers a quiet, residential atmosphere that adheres to local noise codes. Some guests have noted that sound can occasionally travel between units, especially in multi-bedroom residences. Some guests have noted street noise.

Katie’s Room Selection Tips


  • I’ve gone into this above in more detail but please book the Oceanview or Oceanfront categories if you are noise sensitive.
  • We have not received noise complaints in any view category lately. I suspect the bulk of forum reviews that mention this are from during the renovation or because they booked through some kind of OTA like Expedia.
  • Guests who book in using VIP programs like Crown Club receive the best units in the available view categories.

The Surrounding Neighborhood: Walkable Coronado Charm

One of the perks of staying at Shore House is its location. You’re just steps from one of the most charming and walkable neighborhoods in San Diego.

The main street, Orange Avenue, is lined with boutiques, galleries, coffee shops, and restaurants, and is walkable from your room or villa. You can easily visit local favorites further afield, like the Coronado Ferry Landing, Tidelands Park, or even the Coronado Golf Course by golf cart, bicycle, or Uber. While Shore House sits right on the famous Coronado Central Beach (known for its sparkling mica sand), you’re also close to North Beach (dog-friendly) and Glorietta Bay for calmer waters. There are actually seven Coronado beaches.

Many of our clients enjoy a car-free stay. Bikes, beach gear, and even kid-friendly rentals are all easily arranged through the concierge.

Shore House vs. Beach Village at The Del: Which Should You Book?

These are the two luxury neighborhoods at Hotel del Coronado, and both are a significant step up from the main resort. But they attract different travelers.

I’m one of the top referrers to both properties, and I’m at the resort a lot lately, so I have a clear read on what works for whom. Here’s how they compare.

The Vibe
Shore House is polished and more social. The pool area is a gathering spot, Blue Hour around the fire pits draws guests each evening (this is seasonal), and Shore House Bistro becomes a casual, friendly breakfast scene.

Beach Village is gated, quieter, and intentionally secluded. It feels like staying at a private beach community of homes. If your ideal vacation involves meeting other travelers over cocktails at sunset, Shore House is your spot. If you want to see fewer people, Beach Village wins.

The Accommodations
Both offer residential-style villas with full kitchens and fireplaces. Shore House villas are designed for more home-like stays and include in-room washer/dryers and full-sized refrigerators. Beach Village suite kitchens are fully stocked, but with small undercounter refrigerators, no washer/dryers, and they feel to me like guests here eat on the resort more than they would ever cook.

The entry-level rooms in both sections have two queens. Beach Village rooms are significantly larger, at 550-650 square feet, than Shore House rooms, at 350 square feet.

The outdoor spaces differ as well. Beach Village’s Beachfront Cottages have large private terraces with fire pits, unlike Shore House’s. Shore House counters with more floor plan variety, including loft-style two and three-bedroom villas that give families better separation between floors.

The Pool
Shore House’s zero-entry oceanfront pool is more social and better suited to young children due to its gradual entry. Beach Village has a main Oval Pool and several smaller, more intimate pools, including one adults-only pool and jacuzzi area. Neither is huge, but the energy around them is different.

Access and Exclusivity
Both have their own lobbies, concierge teams, and valet service. Beach Village doesn’t really have a lobby (Shore House does) and takes it a step further with Ocean Club access included on an à la carte basis, including the seasonal private Beach Club area on the sand.

Price
Shore House generally prices lower than Beach Village for comparable view categories. During promotional periods, Shore House rooms may be priced at or near main-resort rates, making them an exceptional value. Beach Village does not discount as aggressively.

My recommendation by traveler type:

  • Families with kids under 10 who want space, a kitchen, and a kid-friendly pool: Shore House.
  • Couples on a romantic getaway who want maximum privacy: Beach Village.
  • Multi-generational groups who need multiple bedrooms: Shore House (more large-villa inventory and layout options).
  • Travelers who prioritize Ocean Club access and a private beach section without an added daily fee: Beach Village.
  • Anyone choosing between a standard main resort room and a Shore House two queen room at a similar price: Shore House, every time. The upgrade in space, privacy, and amenities is substantial.

Frequently Asked Questions About Shore House at the Del

Is Shore House at the Del worth it?

For families, groups, and anyone wanting a more private, residential-style beach experience, yes. The separate pool, dedicated concierge, and spacious villas set it apart from the busier main resort.

Shore House rooms can sometimes price close to main resort rooms during promotional periods, and when that happens, the upgrade in space and privacy is a no-brainer.

The property has also improved significantly since it opened in 2022, so if you’re basing expectations on older reviews, the current experience is more polished and consistent. When you book through me, the added Crown Club perks (daily breakfast, resort credits, VIP status) increase the value further.

Can you use Hilton points at Shore House at the Del?

Yes. Shore House is part of the Hilton portfolio under the LXR Hotels & Resorts brand, so you can book award stays using Hilton Honors points. That said, points availability can be limited during peak periods and for the larger villas.

If you’re planning to use points, book as far in advance as possible. Keep in mind that points bookings don’t include the Virtuoso or Hilton for Luxury perks (like daily breakfast and resort credits) that come with paid reservations booked through an advisor like me.

Is Shore House at the Del good for kids?

It’s one of the best options in San Diego for families. The zero-entry oceanfront pool is ideal for toddlers and younger kids, and the villas give families something most beach hotels can’t: separate bedrooms, a full kitchen, and a washer/dryer.

My clients with young children consistently tell me the kitchen alone changes their trip because it takes pressure off dining out for every meal.

The beach is steps from the pool gate, and the main resort has additional family-friendly activities like surf lessons, Movies on the Beach (seasonal), and ice cream at Sundae’s. There are no rollaway beds, but inflatable mattresses are available for younger kids.

How does parking work at Shore House at the Del?

Self-parking and valet are both available. The self-parking garage is located on the other side of The Victorian building near Beach Village, which is about a 7 to 10 minute walk from Shore House.

My advice: pull up to the Shore House entrance first, drop off your bags and anyone who doesn’t want to walk, then go park. Valet is more convenient since Shore House has its own valet team, and you can call ahead to have your car brought to you. If the walk bothers you, the valet upgrade is worth it, given what you’re already spending to stay here.

Can main resort guests use Shore House facilities if I’m staying at Shore House?

This is a question I receive frequently. Technically, no. Registered Shore House guests have access to Shore House facilities. We have had families split between Shore House and the main resort, and they seem to manage well with these restrictions.

Can I earn Hilton Honors points with a Hilton for Luxury or Virtuoso reservation?

Yes! Hilton for Luxury guests earn 2x Hilton Honors points as it’s Hilton’s VIP program. Virtuoso guests earn 1x Hilton Honors points.
